Buying a home in Miami is not a solo project. Between loan underwriting, condo association reviews, windstorm insurance, and Florida’s contract deadlines, you need professionals who communicate with each other — and with you — before small issues become expensive problems.

Your Buyer’s Agent
Your REALTOR® is the quarterback. A buyer’s agent represents your interests — not the seller’s — and should know the neighborhoods you are targeting, understand condo warrantability, and negotiate effectively in competitive pockets like Coral Gables, Coconut Grove, and Doral.
Look for an agent with recent transaction volume in Miami-Dade, clear communication, and a track record with first-time buyers. You want someone who previews listings before showings, reads association documents with you, and tracks contract deadlines without being reminded. Your Mortgage Lender
Get pre-approved — not just pre-qualified — with a lender who closes loans in South Florida regularly. Local lenders understand Miami-Dade appraisal patterns, condo questionnaire timelines, and Florida Housing assistance programs.
Ask whether they offer FHA, conventional, and VA products, and whether they participate in Florida first-time buyer programs. A lender who disappears after issuing a pre-approval letter is a red flag. You want direct access to your loan officer throughout the process.
Home Inspector
Florida’s humidity, salt air, and hurricane history mean inspections here are not optional. Hire a licensed inspector who knows South Florida construction — stucco cracking, roof age, cast-iron plumbing, and electrical panels are common findings in older homes from Little Havana to West Miami.
For condos, the unit inspection covers the interior, but the building’s health shows up in association documents. Your agent should help you review those alongside the inspection report.
Title Company and Closing Agent
Florida is a title state — closings happen at a title company, not at the courthouse with an attorney present (though you can hire a real estate attorney if you choose). The title company runs the title search, issues title insurance, holds escrow, and coordinates document signing.
Your lender and agent often recommend a title company they trust. You have the right to shop, but consistency matters — a title team that works regularly with your lender closes faster.
Insurance Agent
Miami buyers need homeowners insurance before closing, and many properties also require flood and windstorm coverage. Start shopping early — premiums vary dramatically by zip code, building type, and elevation. A local independent insurance agent who quotes multiple carriers saves time and often finds better rates than calling one national provider.
Condo buyers may also need HO-6 wall-in coverage. Your lender will specify requirements.
Optional but Valuable: Real Estate Attorney
Florida does not require an attorney at closing, but some buyers — especially those purchasing complex condos, short sales, or properties with title issues — hire one to review the contract and closing documents. If English is your second language or you are buying from out of state, legal review can add peace of mind.
